I didn't read through all of this, but I don't understand how so many people can have such confidence in whether we are in a bubble or not or when the tide will turn.  There are a lot of people that sat on the sidelines in 01 and 02 because prices were going up so much and missed the opportunity to get in for a long time.  Sure you feel great if you line it up perfect, but there is no way to know.  I would rather focus on the aspects of the market that are easier to predict and control than looking to "guess" the opportunity to buy.

, it is as simple as you stated- check the online map, stop in and talk to zoning about any issues you might have missed in your plan.  They will typically print off the city zoning regs (that you may or may not have access to online as well) and discuss why your idea could or could not work.

@Jassem A. Thanks for the input. I like to do a lot of things on my own in the same way, however I have found that you can miss out on great opportunities if you are not networking w/ the right agents and wholesalers that have access to deals that are sometimes valuable before the become available. Also, I am not available to do repairs most of the time and need to have some reliable available. I prefer local lenders to NFCU/USAA that have rigid DTI and other criteria.

Strategies to getting posts answered include tagging people that are familiar w/ the subject, time of the post, and detail of the post.

What are some of the key ways to find successful team members?

Sure word of mouth is great and references help, but it still seems you have to go through so many wanabe handymen that think they are contractors, wholesalers that bring nothing and expect everything, and loan officers that "can do anything" except everything they promise to find the right people.  And then that person moves, retires, or dies.

I know there are a lot of people smarter than me that have figured out efficient ways to find valuable wholesalers, realtors, CPAs, contractors, etc.  Looking for the BP collective thought on this- I am sure there will be a lot of great ideas for everyone to share!

we also have separate accounts for different properties- my wife likes to manage it that way and it gives a good indication of how each unit is doing.
