I would be very surprised if you are finding those properties in Virginia Beach.  In some of the surrounding areas, maybe- but then again, it comes down to how realistic the ARVs are.

it is all relative.  Maybe 5% cap rate in some parts of California are great, while some areas in the Midwest might be disappointed w/ 10%.  In general, a higher cap rate is better for you, however typically the lower cap rate buildings will be in the best areas in your local area.  It is just part of the equation comparing like buildings in similar/same area.

What are the local laws IRT easements (ie- if that area has been used for XX number of years it can become official part of the property).  Sorry I don't know any of the legal terms and have never been involved w/ it, but I do know my father had a portion of property that became his as it had been fenced off used by him for decades when a property dispute arrised.

Face to face- non-verbal cues, you have to see the property first anyhow, and you can close immediately.

Read, learn, and follow what makes the most sense and interests you.  If you have the interest, the time you put in wont feel as much like work.

- just asking bc I know it has been done in some areas and I am living in one at the present.  Figured the zoning that allows it would be few and far in between.  I was really hoping that I would catch some out the woods- or elsewhere in the US has seen this done before.
