@Michael DuVentre I think you are missing what Jay and others are saying.  They are not attacking you, they are making the point that telling someone you can close in 15 days is not fair to the seller.  Now if you were telling the seller, hey might be able to find someone to buy your property and explain what your doing, at least your are being upfront.  The best scenario is to already have something locked up or the ability to close- so you aren't leaving the seller hanging if you don't find anyone and you have a better case for intent.  Even looking at your best interests, the last thing you want to do is try and close a deal that you cant close- that effects the way everyone involved feels and 1 time can be enough to effect you reputation.

"I do not have funds... I am a cash investor" Are you using a HML/PML? If that is the case you should be able to get it from them. If that is not the case can you be a little more clear about what you are trying to do?

I don't know a brand to recommend but I definitely think composite is a better long term solution

If the smaller lots sell for 200k, a large one might add some value.  Do you know the minimum lot size, set backs, etc?

There are only certain loans (like a 203k) where you can get extra money for repairs.  Plus, if you are looking at cash sales, they likely are looking for a cash buyer, not a loan that will likely require an appraisal, take more time, don't always go through, and require certain things to be in working order.  If you need a loan, you might want to see what you qualify for.  Do you have money for a downpayment or repairs?  Can you qualify for a loan?  Are you looking for seller financed deals?  Are you looking to fix and flip or buy and hold?  I think with some more information on what you are trying to do, the more people can help you and more likely they are to provide advice.

Thanks for the input guys.  @Joel Owens I like that plan eventually, but I think I am a little short of capital to hit some of the deals we discussed.  I definitely think that is what I would like to transition to soon.

I agree with everything above except I wouldn't discount all emails.  There are a lot of people that just prefer to communicate that way.

What are you looking to do REI and what are your long term goals? Have you thought about your first step to reach those goals?
