But either way numbers sound good. I don't know if you'll see those types of R.O.I. in giving your money to a bank or a C.D. or maybe even stocks.

you might want to do a percentage for vacancy, management ( even if your managing yourself. I mean u should be getting paid too), and repairs.

Welcome @Ron J., If you don't mind me asking what type of work do you do for your full time job. Is it tradesmen work, like fixing houses? Me personally have problems finding great, CONSISTENT work.
How big and fast are you looking to expand your portfollio? Seller financing may be a route you want to look into. Once you learn to negotiate terms you may be able to acquire a lot more with a lot less then conventional 20%, Also taking out a H.E.L.O.C. Hope this helps a bit.
