I'm just curious as to how do you go about notifying and penalizing a tenant of a breach in contract. Such as smoking inside property, or having a unauthorized pet and etc... IF YOU HAVEN'T SEEN THEM WITH YOUR OWN EYES? ??
If you see it with your eyes fine. But what if neighbor reports it or someone else but can't be proven. Any help is appreciated guys.

keep a eye on the rental market and what's out there, also know the season can make a difference if it gets cold.
I also get to know the neighbors. They're your eyes and ears.

@Nancy L., how did it go in choosing those tenants? Did the extra security deposit push them away. Or did you just find better qualified applicants?

you got the right idea. Best to have everything in writing so no one can say you've discriminated against them.

Depends on where you feel comfortable living. The family areas are mt. airy, west oak lane, fox chase, northern liberties, roxbourough, manyunk....... thats a just a few areas where ppl are rehabbing homes and families are migrating to.
Every part of philly has it's ups and its downs. You really just have to roll around and get a feel. Like personally i love south philly but it's so small and everyone is on top of each other not to mention the prices are stupid. But the area has so much history and I enjoy the culture. It's a lot to philly.

Yeah what they said. If they cooperative and let you know they want to leave and you agree, you can't evict. If they say the hell with you and your terms and don't cooperate, pick up and leave it's abandonment.

Of course. There's a contract. That's called abandoning the property.

it was turm key, and one of the few mfh available during the time. Also vacant, both units. so also a fresh start.

no research just dove right in. I mean i did learn that you want to feel safe coming home so after i knew i wanted it. Came back parked in front of the house at night to see the neighborhood and traffic it got. But if i knew what i know now...... I prolli still go through with it. it's been one of the best things in my life to happen.
