@Chanté Owens it sounds like u could go on forever about that one!! LOL, but it's so true. As happy as u are for a tenant whos moving onto some place better for them. You don't want to see your goose who lays the golden eggs leave!

carrying around that much isn't safe.  Ppl will hurt u for much less. 

It helps to educate a seller on what a cash offer really is. Bcuz most of them think all transactions are CASH!  They don't understand the hoops that come with financing a purchase. Like inspection & etc...

Hope that helps. But do what u choose,  I have no fear of carrying money or protection.  But u can't win them all

As far as credit checks go. Are u guys looking at the full report, bcuz the screening service I use won't let u see their report. And the one that does says I have to have a full office set up with someone to come out and check b4 I can be released Ppls credit info

work with sellers. And you'll only have to worry about showing up to the property. lol. Usually the car doesn't make the man. But you'll be doing a lot of running around, so get something dependable. A lot of ppl don't even stick with this real estate thing when they find out how much work you actually have to do.

But like Jerry said, he makes it a requirent! I guess it's all about how diligent u are with your screening. And how much and how far your willing to go.

Anywhere  where the block and blocks aren't boarded up like a Fort!!! And cheap property taxes like here in Philly

Sounds like u have a lot of the ways to do it covered. If your working with little cash. After u purchase the multi family. save the rents and job money and start trying to find very motivated sellers and work out sellert finance deals. You may not need as much as you would if dealing with a bank or lending institution. Bcuz it'll take a while to build equity for the heloc
