I agree with Erick.  

And my two cents is, if you have a deal and market it properly,  buyers will come.

@ Ryan , that sounds like a specific order from listsource.com, lol.

And imo I wouldn't call it finding the cash buyers, but finding what buyers are looking for. That can be done by MLS search as well. If you don't have that access listsource.com is great and not as expensive. Find where everyone is buying, ( good to find out why, to help understand the value better) then go find some hot deals in the area and get paid.

sounds like you got a LOT of ideas and told them all. I wouldn't want to build on land I don't own or know how long I can keep up on the payments.  Why not just continue your rental the way it is now. Add more value to the other units by renting your garages.

@Kevin Hicks I've found that if you find a hot deal on a property buyers will pop up out of the wood works. When i try to contact buyers that idk personally without having a property to market, they don't even wanna waste their time. Just my experiences.

I use bandit signs, Work my contacts, door knock, and I wanna get into the direct mail campaign. I've heard it's the best R.O.I.

Yeah Tim, that brewerytown is bubbling. And for it to be a north philadelphia area, it suprises me from the retail purchase price, from the price the investor (previous owner) paid. That's not including their rehab cost. But it's some good numbers

Yeah definitely south philly,  is on fire.  The north east philly is always a solid Roi as well. Try lower west philly ( the bottom) university of Penn is buying lower west up and gentrifying it.

24 by 18, vertical.  That way when the wind blows it doesn't take them away bcuz it's almost the same size as the telephone pole. Also your horizontal ones have a lot of space on both sides and people tend to try to smack them off. If you nail them down you'll make out better.  They will only be able to cut them off. And zip ties do very well. 

Highway exits get the best eyes.  Also the popular intersection on the right side where the light is.
