@Henry Norton, Just get property a bit or deeply discounted than what the ones on the market are for sale for now. The deals will sell themselves. Buyers will pop out of the wood works and the offers will come. You don't have to be a mathematician, The investors will throw a number at you...... it's up to you if you want to take it or not.
@Eric H., Instead of presenting YOURSELF, PRESENT DEALS INSTEAD. They'll know you as the Wholesaler with the deals. And NOT the newbie trynna build a buyers list and waist someones time with daisy chained or marginal deals.
And my problem, deals falling apart due to taxes, and other liens or judgments. Definetly not my fault and is part of the game. But it is a little upset when a check doesn't come in from all of your hard work and efforts. SOLUTION, get more deals in the pipeline.

Yeah Russ, I feel your pain. Major costs difference if all 3. Its anyway you can contact a supervisor or email the inspector who came? How long did it take to contact him the first time? Time is money and I would be blowing up there phone, or down jfk trying to get a inspector back out. Reminds me of why I hate dealing with the city.

Eviction might almost be impossible without the proper paper work. Then maybe fines from L and I, or if anything goes wrong. The lawsuit will already be a loss due to improper zoning usage.... And the list goes on IMHO.

you can set up a paypal, or give them a account and routing number have them send it these ways. it's free. Paypal depends, u have to set it up like giving money to friends or you'll be charged. you can get 12 deposit slips have them mail it to your bank, but bank must know what to do with them.
and if you accept electronic payments it may delay your eviction time. Due to you accepting the payment. check with your local laws for the rules on accepting partial payment.

Taking away the persons right to bear arms is definitely an uncomfortable feeling. If I were a renter, I wouldn't feel comfortable not having the ability to protect myself.
I don't understand why other landlords try to take a person's rights away.??? But it's the people with unlicensed weapons who you have to worry about. And if you're screening correctly then staying away from these types of people shouldn't be a problem.

Most of the work you can do yourself. The only thing you'll need from an agent is to gain access to the property. Most of them just want to make a sale! I hope you have the education and are very specific about what you want and what you can handle. Because if you're just looking at a bunch of houses and won't pull the trigger on anything. Not many agents will want to deal with that type of client. And a lot of agents don't understand a real estate investors mindset.

It could be something wrong like drug activity, new company air pollution and etc.
It could also be one of their neighbors have sold at a high number and their looking for the same results.
You really just have to dig deeper. Because if you can't see it on the surface you won't know unless you have inside information.

this sounds a little tough of a call. I've never personally dealt with this. But if you want to make your property a smoke free environment best to start asap. Bcuz you'll have to give notice with dates when rules will take effect. I mean there good people but they can be replaced, and you don't want them setting a smoking trend for your current and future customers. Just bcuz they're careful doesn't mean the next residents will be.

Thanks Marcia! That was the route I was already leaning towards.
And Elizabeth, I do have a smoking charge of 50$ for first offense and eviction for second in my lease. But no unauthorized pet penalty. Just a 150 non refundable pet fee for 1 cat.
