 You don't know anything at all about anyone else who is posting.  For many of us, real estate is a small part of what we do, even a hobby.  For all you know, Scott is the managing director of a large business consulting firm, or a partner at a major law firm.  You certainly have no reason to think that you are "all that" and he is not.

Playing gopher to a successful guy can be a good way to get ahead, but it is not inherently impressive.

The $300 you saved this month would probably pay for a real estate agent class.  Next month's $300 would pay for the exam.  The month after that, business cards and incidentals as you start working part-time for a broker.

You will have MLS access and the ability to truly learn your market. Spend your first couple of commissions putting some skin in the game for a flip.

The problem with people like you is you cant relate, because your life model is noting like mines.  Yeah Scott, the wholesaler from California knows the Metro Detroit market much better than an actual experienced professional from Metro Detroit!

I swear, some days I actually look forward to the next market crash.  There were a whole lot of obnoxious kids who had it all figured out in 2008, too.  Somehow they had all disappeared by 2010.

 When you state license what are you referring to?

 You need to be a licensed real estate agent to lawfully "wholesale" in Ohio.  And unlike many states, Ohio is actually starting to enforce that:

People suggesting building on this should take a look at the aerial shots on maps.bing or google maps. It is impressively empty. And there is a 2 acre lot for sale on the MLS for $10,000.

 Still unsold.  Still listed at $120,000.

I wouldn't try re-renting a tux within a day, never mind a place where people are going to live.

I have never seen a Detroit booster answer this simple question:

Detroit has housing stock built to house 1.5 million people.  Today, the population is half that, and falling.  How is it possible for that market as a whole to "bounce back" without demolishing thousand and thousands of houses?

I recognize that hundreds of blighted properties have been demolished.  But what is needed is to eliminate entire neighborhoods.

The surplus housing of the city of Detroit could house the entire population of Boston.  Think about that.

I am honestly bewildered (and a little disgusted) by people saying things like "it wasn't that hot!"

It doesn't matter.  Functioning AC was part of the deal.  If you agree to pay me $100 a month to mow your lawn once a week, and I don't mow it for a couple weeks, will you still be paying me $100?  No, of course not.

Buy the window unit AND make a rent concession.
