Sometimes you need to get out of the area in order to get positive cash flow. Interest rates are high but you can still get good deals. Got into contract for 4plex for $599k with $1300 each unit which is not bad. You need to work with really good realtor/broker. @Justin Thind @Travis Biziorek I got alert from this Roseville, I thought Roseville California....lol So excited for my buyer today because builder was able to reduce $40k and meet our offer in Roseville CA, brand new home 5 bed/4 bath 3000 sq ft...wow. There are always deals but you have to ask.

@Radhika Menon I'm a real estate broker from Rocklin and been living in Rocklin for the past 26+ years. The schools are great in Rocklin and Roseville is a great city to live as well. Roseville is growing so much and safe place to live same as Rocklin. Rocklin has 2 zip codes 95677 that's older Rocklin and 95765 is newer Rocklin area. Roseville has 3 zip codes 95661, 95678 & 95747. 95747 is growing a lot and have lot of new built homes. I have helped lot of Bay Area investors who bought in Roseville and Rocklin areas. Roseville has Penumbra, HP, Kaiser, Sutter and BOSCH is coming soon in August. You can buy in Roseville or Rocklin and you can't go wrong. Let me know if I can help you. All the best!!!

@Jane Ho hey neighbor! I have sold few businesses e.g. quik stop and pizza places which you can list in MLS or BizBen. BizBen has a small fee to list. I was successful in selling there. You can ask your broker for the help or partner with one of the agent in your brokerage. Or if you think commercial/business will give you more opportunity then maybe switch to commercial side instead residential, just a thought. You can ask me some of the questions but I'm not a pro. @Akash Agrawal It all depends from property to property. Some seller still list high which stays in the market for longtime. Roseville is a great area to live and have 3 zip codes 95661, 95747 & 95678. 95747 is growing a lot. I'm a real estate broker in Rocklin which is right next to Roseville. I been living here for more than 25 years so seen the city growing. Last week showing one of buyers brand new homes and it was for $625k and my buyer offered $575k so they countered back to $621k.
