Consistency is huge as is the squeeze page that you send them to. Make it very clear with your call to action what they should do.

@Yiftach Ilyov Like pulling teeth! If you're using a generic service I'd recommend giving them idiot proof instructions. They're not really going to be great at vetting motivation, distress, condition, and pushing for asking price. My recommendation would be to at a minimum capitalize on the fact that you won't miss calls. You want to give them a very if this... then this... Flow. 

Providing them with a visual flow chart may not be a bad idea. I'd have them act as your "personal assistant" and gather enough info for you to call back and sound educated. 

@Ray Lai Thanks! It's definitely worth all of the time we've put into it. I'm sure it's like your guys' mail though. It's a great networking tool and way to bring value to folks. I make way more money on actual REI. (and personally use the service we provide.)

@John Thedford Absolutely agree. But it sounds like the attorney is less worried about what is obviously a squatter and more worried about the lease with the detained tenant. I would ask the attorney to send a letter on my behalf. I don't think most people want to harm another person financially for no reason (although I guess we don't know why the tenant is incarcerated!) .

Why don't you send the tenant in jail a letter offering a few hundred bucks to have her sign a termination? That could be much cheaper/faster than having to file an eviction.

I personally think that the "mold issue" and the late payment issues are totally separate. She shouldn't have mold. She shouldn't be paying late. Evict for the late payments but don't be surprised if she puts up a fight. 

I'd be pretty surprised if it's "making her daughter sick" sounds like she's trying to scare you.

Honestly for that many what's your hesitation with skip tracing? You can use some free source like familytreenow.com (solid for tracking down heirs and sometimes even contact info) 

But your time is probably better spent passing it off to a VA on Upwork.com or a skip tracing company to run them for you.

Honestly on a list that small I would probably do professional letters with a wet signature and hand addressed envelope. You don't have that many prospects so you're going to want to stand out.

If you're gonna let them go to an answering machine... Don't be the tool bag who makes them sit through a 2.5 minute long monologue of you talking yourself up before they can leave a message. 

A simple sorry I've missed your call. Leave a message and I'll get with you ASAP will do. (If you're marketing as an individual)

If you're marketing as a business you'd be better off with a "Thanks for calling ABC Home buyers you've reached us when we're on the other line or with a client. Leave a message with your name property and contact info. We'll be in touch shortly!"
