Seriously though... I wouldn't file a complaint with the HOA... That's just lame. I would however have gone back over and let them know that I was still waiting. We ran into this on a property we bought that had been vacant a long time. All of the neighbors used our massive driveway to avoid parking on the street. We had some that got mad that we were parking in our driveway... Seriously. But a note left on the car that the property was now occupied and we would rather not tow vehicles illegally parked fixed the issue.

@John Harvell We may just go with Stainless as they're much cheaper than the "slate" unless I can get them on sale somewhere.

We're gutting 5 kitchens in a MF. I'd like to put "black stainless" or slate appliances in. I'm fine with top/bottom fridge/freezers. What would you recommend as a decent budget option? We will need dishwashers as well.

My company Call Porter did a giveaway with Justin Silverio that @Anson Young won. The big thing I like with Justin is that he's a successful investor in his own right. I believe his site is thebostoninvestor. The reason we partnered with him on the giveaway was we wanted to give our clients the best chance at succeeding. The fact that his products stand out from the typical stuff most investors are sending is a huge "win" in my book. 

With most service providers I'd recommend contacting folks you've seen give them reviews. Justin is one of the good ones! 

Direct mail is literally one of the best ways to source properties in that class for buy and holds. Good luck!

No you don't need a license. You don't need to type in caps either.

Honestly the big issue I see with your #'s is the low rent. I personally wouldn't own a SFR that only rented for $650. In Indianapolis that's a REALLY rough part of town. Now if you're all in for 50k and getting 750-900 in rent... It's a different story.

Most of our BRRRR deals so far have actually been higher end.

We honestly stay away from Anderson. There really isn't a ton going on in the town. The school contacted me in 2017 wanting to liquidate around 100 doors. We passed. They were in terrible condition and the town feels like it's "dying" a bit. 

We do occasionally come up with low end rentals that offer stupid returns that we wholesale out. But we don't market for them. They find us through our online presence in Indianapolis.
