I'm going to assume that this is maybe a local thing? (You don't have a location so I couldn't check) It almost sounds like you aren't licensed as a real estate salesperson or broker and maybe the role is more of assisting a licensee? Any way... 99.9% of brokers I know would list a house for a member of their team for nothing or a few hundred bucks. No need for you to pay for a sellers side and buyers agent commission if you're "in the biz" as they say.

Our policy is no evictions on the record. Folks who have been through the process once are more likely to stop paying and refuse to leave again. @Kyle J. hit this straight on the nose. They refused to leave the point of being taken to court. This isn't a kid that got behind. 

It's kind of like buying cars... I'm looking for clean title/carfax. The ones that come with stories often end up with problems down the line.

Property management is one of the more difficult aspects of real estate investing that can be kind of a thankless task. Biggerpockets as a whole is typically geared more towards the mom/pop and new investors. A lot of the established PM companies kind of missed the whole "forum" phase on the internet. James Wise is also probably one of the most active posters on BP and owns a PM company.

@Jackfen Lazarre What are local monuments, landmarks, customs, etc in your town? You wouldn't go with something like outdoorsy like Spruce Homes if you live in the desert.

I've had my teeth kicked in more time than I can count from business. It requires you to play strategically, admit when you're wrong, keep your ego in check, and constantly keep growing as a person. 

Entrepreneurship and Rei are extremely "sexy" but I find that people tend to underestimate the time, work, and $$$ needed to build successful businesses. 

Everyone wants financial freedom. No one wants to go over budget and have to cut a check. Have to evict someone they thought was a good tenant. Fire an employee who was caught stealing. Etc.
