Nope, never heard of that, and I don't think it's 'clever'. For starters, who are they to determine what an "unrealistic" offer is and then that turns away potential realistic offers that come from real cash buyers. Not cool.

Hi everyone,
I'm working on an agreement for deed/land contract and am in need of the Georgia Real Estate contract and an agreement for deed/land contract. Can anyone be so kind as to email me a copy of each if you have one? I'm in Florida and this is my first virtual deal in GA.

Contrary to popular belief there is money in wholesaling. Now, with that said, it does not come easy. As the saying goes, you need to dig through a lot of dirt to get to gold and a lot of time people are not willing to dig deep enough to get to the gold. They go a little ways and then give up and say it doesn't work.
With that said, I believe it is also very important to know your numbers. Know your comparables, follow your formula and understand how to estimate repairs. This will make you a good wholesaler.
Another thing is you do need money for marketing, whether it be yellow letters, postcards, bandit signs, flyers, or gas for your car to go knocking on doors. There are expenses involved.
Start digging!

To answer your first question our option fees are non-refundable therefore we get it when the tenant/buyer moves in...
As far as your second question, our option fee gets applied towards the down payment when the option is exercised, and the down payment will get applied towards the purchase price when they go to close, so it all goes together anyway.

Hey Dan,
As far as your yellow letters go....when we first started WE hand-wrote them and stuffed them. Then we hired someone to hand-write them and stuff them (didn't last long). Then we printed them ourselves and stuffed them (also didn't last long). If at all possible, I recommend using YellowLetters.com, @Michael Quarles is a member here on biggerpockets. I just started using them this month and it is working out BEAUTIFULLY. Think about what you would spend on supplies anyways, and then having to hire someone to do the work, might as well leave it to the professionals :)
As far as bandit signs, I think $2 each is good considering I have someone that does it for $1 each, putting them out and picking them up as well. Don't forget to take into consideration that he may not pick up as many as he put out...

We decided to incorporate a new way of advertising our owner financed houses, by hanging a banner on them. Within the first couple of days after hanging the banner we get a call from code enforcement saying that it's a code violation and we need to remove it ASAP. There's no HOA in this neighborhood and the code enforcement officer directed us to the code where we read that no banners are allowed. Ok, to keep the peace with our cities we complied and took it down immediately.
He made it clear we cannot even hang the banner inside the windows to be seen from the outside.
Has anyone had this happen to them and have they found a way around it? I thought of painting the sign onto the garage so it could still be read, and then repainting the garage door when it sells, but I'm thinking it may look a little tacky? Ideas?

Expired listings from Realtors.
You may need to dig in your county records and find absentee owners that way.
Public records will have pre-foreclosure records.

Thanks to everyone for the votes :) I shared the details of how this deal closed so that others may see that it is possible to "wholesale" to a conventional buyer, just not the traditional way we are used to....
