Both the BP Family and the Palm Bay/Melbourne family :) My husband and I are in the Palm Bay area and host a meeting the second and fourth Mondays of the month in Palm Bay. If you are looking for an OUTSTANDING Realtor that knows his stuff, @Scott Schuetz is the man you want to be working with....we've known him for a few years now and being an investor himself is a plus so he will be able to help you out.
I agree with @Charles Borrelli - private deals and private sellers are the way to go, but I disagree that there are no good deals on the MLS or HUD/Hubzu. I still find some good deals on there myself and I have even successfully wholesaled some deals from HUD recently, not very common but it is possible. I do have to say that he is correct, most wholesalers do not have the right ARV or repair estimate, that's why it's important for YOU to know your numbers.

@Jennifer Hamric - I'm not lazy either, I actually like to work, on things that I LOVE. You have the perfect mindset so don't let all those people that laughed at you ever bring you down. If I would have let those that laughed at me bring me down I would not be able to stay at home with my 10 month old baby girl and work all at the same time.
With that said, my advice to you is to start out with a Realtor that knows the area, and it seems like @Beau Miller will be a good one since he is a Realtor AND investor. That is very important. Also, maybe start relationships with wholesalers in your area. Let them do what they are good at so you can concentrate on doing your part, creating a win-win for all and sharing a piece of the pie with others. Sometimes we want to do it all ourselves and that just delays us.
As far as the area, Lakeland and Winter Haven is great. We actually own a great cash flowing house there, and I am in Palm Bay / Melbourne area, about 2 hours away and I can tell you it was well worth the purchase. If you know the area, then you are good to go.
And like @Scott Harper mentioned, study BP and don't be afraid to ask questions, people are always willing to help and give you advice.

@Jordan Vance - you have gotten some great advice from my fellow investors. Find a strategy that works for your lifestyle and stick to it. Sounds like a rental in Palm Bay may work perfectly for you. My husband and I do a little of everything. Rentals because we love Rich Dad's cash flow game and believe that passive cash flow is the way to go. Fix and Flips to build capital. And Rent to Own/Lease Options as an opportunity to help potential buyers by putting them in a house that they will buy one day. This last one is my favorite because we are helping people, even though they don't always buy the house from us at least we gave them the opportunity.

@Michael Haynes - Get a Realtor first, or a wholesaler to find you the house. Once you have a contract on the house, THEN people will listen. Take the contract to a title company or attorney, however your state does it.....have them open escrow.
Call an inspector to do an inspection on the house, then call at least 3 contractors to give you an estimate. Not necessarily looking for best price, you want to make sure they have the experience and workmanship you are looking for.
Once you have estimates then you can run all your numbers, and tell your private money lender what you need. Attorney or title company will write up mortgage for you to be signed at closing.
Again, my recommendation is to get the house first, then everything will fall into place.
