I highly suggest listening to the Biggerpockets Podcast Episode 176.  Listen and take notes.  Take action.  Listen again if you have to, take more notes, and take more action.

Did I mention take action?  And continue educating yourself but beware of the shiny object syndrome, FOCUS on wholesaling first, then move on to another strategy.

Good luck and you have a goldmine of information here on Biggerpockets so use it!

Dave Rav - I highly recommend listing to the BP podcast #176 with Tom Krol. I implemented just one of the strategies he talks about in the podcast and I’ve closed 6 deals since last April, and that’s without me being consistent. He also has a podcast called Wholesaling Inc which I highly recommend. Tons of great free information that you just need to implement and take action. Hope this helps!

@Nicole A. - Hey!  A little late on replying but better late than never right?  I'll be your case study and you tell me if Melbourne/Palm Bay is good or not....

In the last 6 months I have bought 4 homes in Palm Bay/Melbourne area. Two of them I put in my lease option program, the other is rented, and the last one I just finished getting it ready for the MLS or my lease option program.

A few other homes in our rent to own portfolio became vacant and we were able to place new tenant buyers in them in less than a month.

Those 4 homes I bought in the last 6 months have been with very little marketing.  As @Dwayne Byrd said, you can still find deals here, you just have to be willing do a little digging in the dirt to find the gold.

Hope this helps and let me know if you decide to invest in this area and I'll put you on my list since sometimes I just wholesale houses off to other people if I have too much going on.  There's more than enough for all of us :)

Hi @Ricardo Albuquerque Filho, welcome!  Have you found a realtor?  If not I highly recommend @Scott Schuetz, he has an investor mindset and will take good care of you or set you up with one of his agents that will be a good fit.  He and a few of his agents attend our investor meetings and we've known him for years.  Hope that helps!

Most HML's won't lend under 50k because it's not worth their time and they won't make enough money on the points, so offer them something that will make it worth their time. Find out what their minimum is as far as lending, if it's 70K and they charge 3 points that means they want $2,100 in points...so offer them $2,100 in points for the $50K loan. They are making the same on less money and it's costing you a bit more but if you need the money to make more money then it's just a cost of doing business.

@Mateusz Prawdzik - Congrats on doing all of this at your age, that's awesome! You are ahead of where a lot of us were when we were that age.  Unfortunately my situation is a bit different since I am a mom, wife, run a house and a business.  If I was single and your age I would probably be doing it all as well, and just hustling, but at this stage in my life I want to enjoy my family and take this growth opportunity as one to bless someone else with work.

As far as friends and family, after being in this business for this many years I have decided that that is not an option for me.  I have worked with both friends and family and while at times it has gone great, other times it hasn't and I value my relationships too much to mingle my personal life and business life.  That's just my opinion and the decision I have reached after going through different experiences.
