@Andrew Briggs - listen to Tom's podcast on BP and he will give you the exact lists to target. Take his instruction and take action and see if it works for you. After I heard the podcast on BP we took action and closed 4 deals just by implementing one of the lists he gives for free on the podcast.....then we decided to join wholesaling inc....AFTER we had made a lot of money already just by the free info on the podcast. Why did we join? Sometimes you just need some support, and forums on BP can only do so much for you. They teach you how to build a business.....
I'm not promoting, just sharing my experience. Everyone finds where they fit in. But people, don't knock it until you try it please. Tom gives all the info you need in the podcast he does right here on BP....just take the action and then let's talk.

@Johnny Kang & @Jay Hinrichs - FINALLY people who are speaking my language! I think this topic needs to be brought up over and over again to wholesalers because most people think this business is about houses, but it's not. This business is about PEOPLE, the houses just come along for the ride. I haven't read Traction but have heard amazing things about it and it is on my list to read. One thing people don't understand is that before they do any type of marketing they need to know how people think and feel, and then they will know what list to mail, what postcard to send, and what to say when they pick up the phone to talk to them (which in my opinion is why many wholesalers fail, they fail to make the call so they will fail because it's all about the call).
I'm not against the real estate gurus out there, I've learned a lot from them and I've made a lot of money because of taking action with the information they gave me, but I think the real people we need to be learning from are people like Jim Rohn, Tony Robbins, Simon Sinek, Gary Vaynerchuk. People who know people and who will teach you how to HELP people and build a business out of it.
My business is simple, I am here to serve people, I am not here to catch a great deal, but in me focusing on serving others and helping them find the best solution for their problem I've had MANY great deals come my way. I've told a lot of people that their best solution is to list with a Realtor, I've told others not to sell, and I've closed many houses and helped the home owner move into the next phase of their life, and in my humble opinion, that is the true source of payment.
I think when you stop trying to find a deal and you start building a business with a purpose, that's when you succeed. No fancy branding needed. Just be a truth teller and truth seeker, and that will be your branding. I recently got a call from a lady that said, someone told me to call you because you are the girl who buys houses! LOL...well yes I am ma'am.
Know your numbers of course, ARV and repairs are always important, but remember that these are people you are working with, and we are all on a journey so figure out how you can help them through this part of theirs.
@Elbert D. you asked who gets good results from list source and direct marketing? We do. We've gotten pretty good results in the last eight months or so and we haven't even been consistent the way we would like to be. Now, I don't proclaim myself to be a wholesaler, I am mainly a buy and hold investor since we have a rent to own program that helps people who can't qualify today (and yes, most of them end up buying us out!) however we do wholesale occasionally when we have too much going on, but we use direct mail and bandit signs as a way to bring in leads that are not on the MLS. I would have to agree with you that being a landlord is probably the easiest real estate strategy there is....and if you are a rent to own landlord even better :)
I was compelled to reply to this post again because if this reply helps just one person become more successful in their business, then it will have been well worth it.

@Tracee Rivera - what @Dave Passey said...you MUST get a contract on the property before anything else, but even before you sign a contract, make sure you know your numbers. You may want to consider partnering with another wholesaler in your area that can guide you through your first few deals and that knows your market.
Listen to Biggerpockets Podcast #176 where they interviewed Tom Krol, tons of great free information there. He also has a podcast called wholesaling inc, check it out if you can.

Yes real estate is risky. Yes the TV shows don't tell the real story. Yes most investors fail. Yes there are gurus out there just for the money. Yes you will close that bad deal and lose money, lots of money, and lots of time too. Yes there are bad contractors that will do you wrong, yes you will have to go to court, yes you will have to evict tenants and yes you will have to board up 22 houses when there's a hurricane coming (and trust me, actually, my husband, it's not fun).
But....you will give work to those contractors that are honest and hard working. You will meet people in a rei group that will become your real estate family and that you will close deals with. You will meet those "gurus" that really care about your success. You will form a friendship with the hard money lender that helped you succeed. You will turn an old beat up house into a beautiful home for a new family. You will help a seller move into another phase of their life when you purchase their house and help them get rid of their headache. You will provide housing for a single mother when you rent her one of your homes. You will help people, lots of people, and along the way you will make money.
If you focus on the money.....then no, real estate is not easy and you better run and run fast. But if you focus on the people, on providing a service and the best value you can give, then real estate is not only easy, it's fulfilling as well.

it’s totally up to you to spend the $5k or not, but I do advise you this, whatever you choose to do, FOLLOW INSTRUCTION. What do I mean? Do what you learn. Focus. Take action. Don’t quit if it doesn’t work fast, keep at it.
We joined Wholesaling Inc back in November. Why? Well, back in March or April of last year we heard the Biggerpockets Podcast #176 where they interviewed Tom Krol. Just with implementing one of the FREE strategies he gave on that podcast we closed four deals in 5 months. So we decided to join them because they obviously know their stuff if we only implemented 5% of what we learned and made quite a bit of money from it. And, when we called them we felt we fit right in. Since we joined in November we have closed two more.
Here’s your gold nugget...listen to the podcast mentioned above if you haven’t already, and if you take action you can make it work with the resources you have for free.
Now, if you want to join a family, then consider joining Wholesaling Inc. We just came back from their summit last week and met some AMAZING people there that guided us and shared their knowledge, one of them the man who answered you above, @Marvin McTaw. @Tyler Frost & @Dave Passey - hey guys...we're using tenant cloud for our tenants and tenant buyers (rent to own). We just owner financed our first house and I was planning on having her pay there as well, since it's an online payment system. $9 per month, free for tenants since you are paying on your end but hey, charge them if you don't want to eat the $9. I have my online payers initiate their payment on the 27th of the month to make sure it clears into our account before the end of their grace period on the 3rd.
We've also instructed some of our tenants on how to deposit directly into a "Rent" bank account we have so those that don't want to pay online can go directly to the bank to deposit.
