You need to live. Make sure you have your monthly expenses saved up for at least six months, preferably a year. And some money for marketing. Then TAKE ACTION. It's up to you how far you make it. What do I mean by taking action? Learn, talk to other wholesalers, send out postcards, return the calls as they come in, go on appointments and make offers. You need to be making offers everyday.
It's not easy at the beginning because you don't have a boss to report to except yourself, so make sure you setup a routine that gets you to your new "job" every day.

Hey Maria!
1. I think that's going to be trial and error for your area, just do some mailings or cold calling and see which produce the best for you.
2. In my area you need to go to the city/county. Establish relationships with code enforcement officers and if they see you are serious they will give you leads, they want us investors to clean up the city! I've also found code enforcement meeting agendas on some cities websites and they list the houses they will be discussing at that meeting, so you will have an address to mail to.
3. All you want from the list is owner's name, property address and mailing address. Excel sorts it in seconds.

We're investors in Florida. A lady we recently helped (purchased a house from her) wants to sell her house in Rochester, NY, and she came to us for help. I'd love to work with another investor over there, someone that can be our boots in the ground, pull comps, advertise property, etc. We will need a lawyer that's familiar with assignments and/or double closings, also preparing a lady bird deed.
