@Ondrej Brown Yes, as others have said, Brevard county is a great option! A lot of people are driven by the 1% rule (which was 2% when I started here 10 years ago!) and you can still find quite a few houses that come close to or meet the 1%.

@Mario Villafane welcome to the wonderful world of real estate!  It's lots of fun, my husband and I have been flipping, renting and wholesaling in Brevard for ten years now.  Like @Scott Schuetz (miss chatting with you Scott!) my husband Fernando and I host a meeting the third Monday of each month from 6 - 8 PM.  This coming Monday will be our first one of the year, if you are interested message me and I'll send you our meeting location.  We don't have our regular meeting room this week since it is booked so I will give you the location through message.  I don't want to post the location and then have people think it's always at this spot because it will only be this one time.

BUY the house first, which means every single offer you make to a seller you make it with the actual intention of buying their house.  Then after you buy it, sell it.  That's the professional way to wholesale.  

Don't have the money?  Find a money partner that will bring money to the table, pay him/her points to use their money....consider it a cost of doing business.

Do this correctly a few times and then you won't need a money partner, you can use your own money to close the houses and then re-sell them.

Just had to put in my two cents :)

Hi Barbara!

Welcome! Keep studying it until you understand the process.  The lawyer and title company will come later, if you are doing it correctly then everyone is wholesale friendly.

The title company enters the wholesale process once you have a seller under contract.  You send them the contract and they begin the title search and begin to prepare for closing.

If she agrees to the owner financing option you can add an addendum to the contract saying that buyer may also owner finance with the following terms (years, interest rate, down payment).  That way you don't have to do a whole new contract.

You add your assignment fee to your buyer's down payment.  So if you want $5K and she wants $10K ask for $15K down.

Find a seasoned investor in your area to sit down with you and guide you, maybe go to a local REI meeting? Considering this would be your first transaction you want to make sure you do it right.
