@Seth Borman, @Robin Boyer - We still have it...the area is starting to grow again but I don't see us building on it any time soon. Taxes are very little and no maintenance....

Hey Fernando....we were in your situation when we started almost nine years. No credit, no capital. But you have something valuable and that's your mind. You can create whatever you want for yourself, but it will take hard work. It won't happen overnight, there is no magic pill. Hard work. Dedication. Discipline. We worked and saved up for six months to buy our first property, then we took eleven months to fix it, also working to raise the capital to fix it.
Read. Learn. Network with people. Ask questions. Learn. And put in the hard work. That will get you to where you want to be.
Read the Compound Effect. It's my current read and it's very motivating and eye opening.

First of all, happy 2017 to all! May this year bring you much happiness, peace, success and many many deals!
One of the things I want to implement this new year is to send out a monthly newsletter to our tenants. Is anyone currently doing this? And if so, what kind of information are you including?
The ideas I have are:
Giving tips to improve credit and/or their financial situation so they can move up into our rent to own program
Reminder to change air conditioning filters
Reminder to keep yards mowed and clean
Thanking them for taking care of our property and being such respectful tenants.
Again, these are just some ideas. I'm looking for guidance from those of you who already have something like this established.

@Lesley Rodriguez - I second what @Wayne Brooks said...he gave you the correct advice. I wouldn't count on just your search, the title company will do the best job of that. They should disclose all the liens the property has up front, and once you have contract just pay the title company to do a thorough search.

As Keaton said, if your numbers are correct then your deal will sell itself. You have craigslist, zillow, Biggerpockets, bandit signs, your local real estate investors meetings, Realtors, other wholesalers....your possibilities are endless! Just sell it! :)

Hey Paul, what part of Zillow and Trulia's info isn't accurate? Besides their estimate of property value, which is definitely off. Are you finding that the houses listed are really not for sale?
I don't know how your area works but tax deeds are a good source, see if you can get a list from your county. Also, code violations, call your city's code department and see if you can get that list as well.
And there's driving for dollars, my favorite. Just take a drive through your neighborhood, or the neighborhood you are interested in purchasing in and write down the addresses to the houses that are vacant. Send those letters or postcards.
I personally stay away from the MLS for the most part....everyone can see the MLS and deals usually go quickly. Not to say that there aren't any...they are just harder to find.
Hope that helps...and remember, consistency is the name of the game....so keep working one strategy until you have it mastered, then move on to the next!
