A group of us meet on the second and fourth Monday of the month in Palm Bay...some wholesalers, some cash buyers, some just learning, others are pretty seasoned. Great to hear you studied and are now taking the jump....many new investors suffer from analysis paralysis and never take action...those who do take action and are consistent....succeed!

@David Krulac - There is always a breeze if you are on the beach! Inland not so much. I too have been to places in Florida, as well as other countries with no heat or AC. I'll keep the AC...
And, if I don't put AC it would be much more difficult to sell to an end buyer here in Florida.... :)

Thank you to all that replied. It seems as though it was already done with a permit since it comes up as enclosed porch on the property appraiser website. It has heat and cool and looks just like the rest of the house. For resale purposes before I go through with the house I just wanted to make sure that if I sell it FHA the appraiser will count it as square footage so I know what comps to use.

Is an "enclosed porch" counted as part of the living square footage of a house when it comes to an FHA appraisal?

Now, to answer your question....since you said your wife and you have the training and are ready to go out there and get a deal....then do just that, go out there and get the deal!
Whether you decide to wholesale it, rehab it, or buy and hold it, the money will come. Trust me. We were all in your situation once :)
Just an example....exactly three yeas ago my husband and I had a house we were trying to wholesale. No one wanted it for the price we had it. We knew it was a great deal and could be a great rehab, so my husband got to searching and found a hard money lender, on craigslist of all places. We were able to close the deal, rehab the house and sell it quickly. The profit we made on that house was equivalent to one year's worth of income at my old 9 - 5 desk job. With that house I was able to quit my job and do this full time.
As Kerry said, it is still scary at times even when you have the resources available to you....but it's part of the game. You came to the right place...BP is a great source and if you join us at our investor meetings you will see that networking with the right people will get you where you want to go.....

Let the buyer decide. He/She may just want to renegotiate the purchase price with you to include fixing the damage in the rehab budget.
