Welcome Don!  The Pensacola area has a great group of investors and is a good place to invest.  Be sure to check out the professional investors guild that meets once per month, lots of wholesalers in that group that are open about what they do and happy to talk with you about it.  Quick Tip: Because this is a good market to invest in there are already quite a few wholesalers sending out a ton of mail.  Be sure you have a marketing plan that will make you stand out.

Hey @Eric Horton

I'd recommend getting involved with the Professional Investors Guild, it's one of our local REIAs and is very wholesaler friendly. Also, don't discount your ability to build a rental portfolio because you are maxed out on VA loans. I built half my portfolio in the first two years after I left my full time job to pursue real estate sales, which meant I had no W2 and wasn't eligible for typical bank financing at the time... just remember with that type of thing, it's a hurdle, not a road block.

Hey @Wayne Yahnke  we have a great group of investor friendly agents in town.  I'm glad to help but whoever you go with I highly recommend that they be investors themselves and preferably good ones.  I had an agent back before I had my license that thought every home that came on the market was an amazing deal.. meaning she just wanted me to buy something so she could make some money.  If your agent can't evaluate a deal they probably shouldn't be helping you try to find them.

Hey @Amber Collins

Be sure to check that a tiny house would be allowed where you want to put it.  Also, with a tiny house you may face wind zone restrictions like mobile homes do in this area so be very careful to research before you buy.  I am definitely not a tiny home expert and don't know that we have any here but we have plenty of Pensacola experts as @William Allen mentioned. If you will share your desired budget and returns some of us may be able to point you in the right direction. Pensacola is an incredible area for investors and we have a very active investor community with success stories in AirBnB, long-term buy and hold, BRRRR investors, flippers, wholesalers, tax sales and more so plug in to the local community and there is bound to be someone in the area that specializes in what you want to do. I'm primarily a buy and hold BRRR investor but I do flips from time to time and plan to buy a vacation rental fairly soon. I’m and agent and investor here in Pensacola.  Our market is still very strong here, which is great when it comes time to sell but makes it challenging to find great deals.  If you won’t be doing any marketing of your own I’d recommend getting on several wholesalers list and I can put you on an auto notification for mls inventory.  I’ll PM you some info on local wholesalers and myself and I’m sure some of them will chime in here as well since we have a pretty active group of investors here.

@Gina Ma  Most of the time I hear single family investors that I work with here looking for a specific cash on cash return or per door cash flow.  I have a house listed in 32514 that I was using as a rental, link below, and I have a duplex going up for sale next week in that zip.
