@Crystal H. I agree that working with a 3rd party can be helpful. The value really comes in the negotiations. We tend to get specific on what equipment is allowed, radio frequencies, utility and tax allocation, etc. To someone unaware of the nuances within the industry it can be easy to miss an opportunity.
We offer site marketing and management services s, but make it very clear there is no defined timeline. We have had sites where we had interest from a provider and just never materialized or the entitlement process takes years, in come cases 7! But with the advent of small cell, fiber and DAS, new opportunities abound that might make it working with another party.

@Chris Martin The last few years have generally been slower for new builds. The carriers have really focused on "densification" versus coverage. We are starting to see signs of that changing, but it's hard to argue where they choose to allocate capital. Most tower companies tend to be unresponsive as they are usually working opportunities where a carrier has indicated there is a need. Be weary about what you will be offered for rent as the carriers are really putting the squeeze on everyone. We are working on several sites that have been identified for "flips" by AT&T and T-Mobile due to the high rents. While this creates an opportunity for a new owner, the rates will be drastically different from what you may have been researching.

@Justin Fivecoat I'll send you a message separately, but self-storage has always been a favorite of ours to place sites. Institutional storage companies such as Public Storage have their own Wireless Leasing Department which is staffed experienced telecom folks. These internal teams are able to leverage not only their expertise, but also relationships in attracting wireless carriers.
Part of our goal is to provide our partners the same type expertise and in-house resources to attract the carriers without having to carry the overhead.
