@Anna L. how far are you from Memphis? Unfortunately, property management is one of the hardest parts of your team to find. Sometimes, even if they start off amazing, the company grows and the quality decreases. Out-of-state investors are sometimes the last to get priority and the first to be taken advantage of given the proximity. 

Depending on the area, managing from a distance in Memphis won't be an easy feat. I'd recommend networking as much as you can with others who invest in Memphis. That will be your best chance of building the right team if you are not going to look for another property manager. All the best!

Dunn Ave in 38111 is B- or so, it runs East to West and as you mentioned the zip code (and every zip code) is a street-by-street basis. The Eastern end of 38111 reaches B+ or A-, but is more tax advantageous than 38117 (next zip code East). Hope that helps. 

@Aj Parikh what part of the city is your rental in? Interested to see how your sale goes in Memphis! Haven't spoken with anyone who has used them in my market. 

I would agree with @Mike Mosee - having someone you trust on your side will keep you out of trouble in Memphis. As for your comment on inventory, I have not seen that to be the case in the areas I recommend to investors..

From my understanding (and experience) with the SCG Rental Assistance program, the tenant doesn't necessarily have to become unemployed to be approved. They just have to make less than 80% of the AMI (Area Median Income). I have seen many instances where this just allows the tenant to build an even better financial position to continue paying rent into the future. 

Will you be using a PM to manage the STR? If so, I use a manager who furnishes and manages mine here in Memphis. Happy to share info.
