@Bill Jaqua So they said they would use the equity in your house for the down payment and not charge you interest on that borrowed portion for the downpayment? That sounds too good to be true.

@Domininc R Liva Just make sure whatever you get you can cash flow well that way you can keep the ball rolling. I purchased expensive properties near OSU because I knew I could rent them out for a lot. I enjoyed doing expensive house hacks because the banks will lend you a bunch of money if you have a decent job and no debt. My first place was a duplex for $330,000 and I get $2,025 on one side and $1,625 on the other.

@Jordan Woolf Asbestos siding is great until you need to replace it or repair it. Like other people said, just put new siding over it.

@Jennie Carolan I just had a client in Columbus, OH purchase a single-family property in a flood zone. We got multiple quotes and one was very affordable.

@Ana Klein I would recommend working with an investor-friendly agent to identify a property that would be good for you two. I would then fund it using a 30-year fixed-rate mortgage. If you guys are willing, move into it and do a house hack.

@Harman N. Yes that is what makes it difficult. It is hard to generalize the whole Columbus market. Here is my best shot at it:

In regards to 2-4 units -

In C neighborhoods, you can typically find the 1% rule (Purchase price + rehab </= rents) with multifamily. Some properties even have current rents at the 1% rule. In order to get the 1% rule in B neighborhoods, you typically have to be aggressive on raising the future rents and find some value add opportunities. A neighborhood properties are typically impossible to get future rents to 1%.
