@Angela Sobol I am a Realtor, property manager, and investor in Columbus, OH. I do a lot of work with out-of-state investors in downtown Columbus. I recently purchased a 4 unit in Franklinton which is a 5-minute bus ride from the city center. You can also check out my BP bio for my other 3 properties that I own in the Columbus area.

Yes, I fully agree with this statement. The competition is because of population growth. More people = more demand. This makes it easier to find appreciation in the market but also harder to get cash flow. Dayton is the opposite which makes it easier to find cash flow deals. I am sure there are places in Dayton that will appreciate extremely well just like there are places in Columbus that will cash flow extremely well.

@Christina Carey I am not bothered by people sharing their opinion and I did not intend to be disrespectful to @Darrin Carey or any of the other Dayton investors. I am merely stating my opinion. I think Dayton is a better market to get cash flow, and I think Columbus is a better market to get appreciation. I never said was better than the other. Having said that, I think Columbus is better than Dayton. Although the University of Dayton knows how to celebrate St. Patrick's day.

This debate is exactly what I try to get out of these forums. If I only talked to people that shared my opinions, I would never expand my thinking.

@Steven Foster Wilson I have been to about 6 breakfast series so far. The head of the center, MB, set up meetings with some serious players in Cbus. People like Brent Crawford and Paul Crim. If you want to go with smaller multifamily and single-family PM firms, then reach out to Mitch or @Peter Lohmann. If you want to go after the bigger stuff, then you will need to talk to MB so she can introduce you.

@Steven Foster Wilson You should join the local ULI chapter. It is pretty cheap for students and you get to network with the owners of large multifamily investment firms. I would also reach out to the head of The Ohio State Center for Real Estate. Start going to those meets. They have breakfast series in Mason Hall.
