Hello Fellow Big Pocket Members ,

So i'm starting to do the mailing list approach  for marking for wholesale. I just need couple questions answered before i fully start. First of all is where would i normally get a list from such as vacant or anything along that road even out of state owner ? Second how accurate are these mailing list given by sourcelist.com and other ? Last but not least are the list downloadable for personal use for Microsoft for example ? ( I might have more along the process of answering the first three )

Yeah i'm actually attending one tonight and i attended one last week so i try to socialize my network as much as i can. I normally learn on the job so i'll ask questions when it pops up like in this contact deal.

Well your right there that's why i'm asking for help i'm a self leaner i try to do everything as i'm doing it and learn everything at the same time. do you suggest anything to read or learn from when it comes to making the offers for market houses and also for off the market houses like when being sold by the owner? The more the merrier i wanna learn everything and anything because even tho im not 100% i'm learning like for example 'im hopefully putting my first house under contract tomorrow with the help of my mentor ( Knock on wood ) but yeah if you have any blogs or anything i can read and learn everything or links to forums in bigger pockets anything can help. Thank You

Hello Biggerpockets,

I have a realtor that emails me weekly about certain property's. With that can i try to wholesale via realtor for example , a house thats 200k and i wanna buy the house or what ever at 160k can the realtor bring the price down or with realtors you have to pay the price its listed at?

Its not under contract , its a house for sell by owner. He wants to sell it soon as possiable due to the fact he owes money on it. The mortgage is worth 295k whats left on it. No rehab needed or anything so is it honestly even worth looking at it because ARV/MArket price is 305k so is a contract worth it or just move onto the next deal ?

Not anymore but the home owner is the seller & he is trying to pay whats left and that's 295k.

That's the only needs he is really acting for.

yes i wanna wholesale the property but is it really worth it or is it better to put it under a contract ?

I NEED ADVICE 

i Ran apon a home owner who has 295k left on his mortgage. House is worth more then that. I wanna make him a cash offer ( I have a hard money lender ). How much should i offer him with the thought of selling it to a person for rental purposes?

Now with the direct mail? Does the websites provide a mailing list of its own or how would i fine a mailing list pdf of such ?

Also if possiable I was wondering what's some good way to find properties for the wholesale style flip to sell to a rehabbed or anything like that ?

well Kevin , most of these deals are going to be cash buyers so loans I don't have to worry about. I'm making a report for the cash buyer as a flipper not rental. Thank you Kevin.
