Russell Brazil you do make a valid point with the low balling offers, I was mainly wondering as well would it be perfected to offer a market price or a investor price as of the 70% rule ? I wanna know which would should I offer for buy and hold properties.

I've been in a very curious mood lately and that's great to be curious in this world of real estate. I wanna mainly know if I wanna buy and hold properties should I still offer the normal real estate investor rate which is normally the 70% rule or should I do market price ?

So I need tips and experience from the pros from real estate ? I wanna start putting offers out for homes I know most of them will get denied. Also I wanna know the difference of putting offers down as a non real estate licensed investor compared to a licensed realtor? What's the pros and cons of having a license to put down offers ? And last but not least I would assume you'll be able to see homes and put offers on them yourself as well if I'm correct ?

Thanks Joshus Light , I'll look into it because I rather do it myself due to the ratio of closing a deals from leads online.

I've been recently posting within the ads on craigslist. Daily i'll get one response per day if lucky, the main question i have but does anyone has a ad service they've been using or posting strategists to post and not get flagged or post multiple ads per day at certain time as well so i would never be at my computer ?

I wanna start buyin & holding properties, but of course I don't have great credit so I wanna obtain via Owner Financing or Subject 2. Now here is where i need help and advice ? What's the difference and the difference in pros & cons ?
