Excuse me. I meant LLC, now I've noticed that home owners will own couple properties with each property being under it's own LLC for example John owns 123 Main Street and the records of the property shows John owns it under 123 Main St LLC so how would I do that to basically protect my assets meaning the properties. So can anybody explain the process of multiple LLC's per property.

This is going to be the most basic question on BP I'm asking it for my need of my own answers not reading though forums if tho that's what I should be doing but I can't find the right answer that help explain it to me.
Question: With the whole buying process what are the full steps from signing the contract to assisning the contract from a wholesalers prospective? I wanna know who holds the earnest money ? Who needs what and what needs to be done by what time and so in.

I'm in the process of looking for a investor friendly realtor surrounding reading PA mainly because of the purpose of obtaining a list of cash brought properties within the last 9-12 Months. Would anyone know a realtor of such or a process of finding a realtor within that area?

@Jason Krick I do apologize but there are 7 units not 5 that was a typo.
@TImothy Talarico There units are already rented out as well so no projecting rent. The owner is a tired landlord and wants to sell all the properties
@David Krulac The ARV above is what there all worth ($329,458) but she is asking for $279,000.

A landlord wants to sell 5 properties as a bundle deal.
2bed 1bath: Rent$700
2bed 1bath: R$700
3bed 1bath: R$775
3bed 1bath: R$606
5bed 2b: R$850
2bed 2b: R$700
Duplex:R$1,365
She wants a bundle deal price of $279,000.
When all the ARV's added up to $392,458
Now here is here i need help. How would i find buyers outside my state (In Reading PA) as well of should do a contract per home and is it even possible to do a bundle contract or for all the assets ?
