Perfect now last question, explaining this to a family member it's just telling them to make me a authorized user and i would never ever use the card. Right @Shawn Ackerman

With that method i could be added basically as a authorized user but never have to use the card?@Shawn Ackerman & as well does it work with every account ? 

Well @Michael Mullins i just wanted a broad answer do to the fact i didn't wanna go though a rental property process, and get "Asssed Out" if i don't have a great exit strategy which would have been refinancing.

I wanna start sending out daily offers , i just have one MAJOR problem i keep running into, problem which is CREDIT ! How would i refinace without any credit at a bank? I could find the money for the rehab and the house to be purchased its just mainly how would i refinance though a bank or is there different ways to refinance without a bank? 

@Shawn Ackerman thanks on the comment, i wanna start investing but the main issue is credit I HAVE NONE OF. I can get the money to purchase but refinancing though a bank is going to be a HUGE problem so just in case would you know a way around that?

@Mike Flatow i am not worried of owner financing you just have no to know everything before going in some of them seems good then other seem not even worth reading.

Would it be possible if anybody had a very good Lead/Property Information Sheet for the whole taking notes when specking to a motivated seller and this would make it much easier so i wouldn't be just asking the wrong questions and as well not taking the wrong notes.
