    I am considering buying a property that was built as a two unit but is not zoned as such in baltimore CITY. I want to split the electrical. Is there any way for me to get a second meter there? Or perhaps wire two separate electrical panels to the same meter? Does anyone have experience doing this sort of thing?

You can also remove the range and rent that way as if it is a room rental, it will have interest.

Hey people, a question to all experienced multifam investors in baltmiore CITY - 

I'm considering a property that's in overlea but unfortunately is right within the city line. It was actually built from the outset as a 2unit, but for some reason does not have multifamily zoning.  Anyone with experience rezoning to multifam in the city, how difficult do you think it would be for me to get this done? I've run into a situation before where one of the residents of a neighborhood in the COUNTY was vehemently against letting any conversions through. He was very active against any such hearings with some community coalition he had going on...

Another consideration is property taxes, they are pretty high in Bmore and can eat into your cash flow depending on what financing you use.  @Sara Frank are Baltimore City and Baltimore County tax rates pretty similar or is one better than the other?


 Baltimore City tax rate is 2.26%

Baltimore County is 1.2%


 Does that city tax rate vary somehow? I don't know why but I keep seeing calculations working out to it being 2.35 sometimes, other times i've seen it come up to 2.5. Am i just losing my mind here

Hey everyone - 

I've recently started getting into trying to implement lease options into my real estate game, and appreciation plays a significant role in structuring the #'s. I was wondering if anyone has any recommendations for good appreciation heat maps I could use? neighborhood scout has great granular break down and appreciation, but they charge 40/month just for 10 reports per month, which is super expensive if i'm going to be evaluating a bunch of properties. 

Any suggestions much appreeciated.

@Kyle Mack that's super successful man congrats. what kind of downpayment did the hard money guy require? Also, did you supply a SS fridge as well? And are those new floors or were there floors under the carpet? that's quite an amazing makeover for only 5700$. or maybe prices here in baltimore are just higher

Anyone in @baltimore MD done any conversions of large SFR's into duplexes? I'm wondering how much rehab costs this would entail, and also how much of a hassle it is to deal with zoning regulations. For anyone who's local to the area, I'm specifically looking in the 21214 area, around harford rd, echodale, cold spring, hamilton, glenmore, etc.
