I primarily invest and lend in North Jersey. There are so many Meetups in N Jersey, great one at the Boathouse in West Orange every month (you can find it on Meetup.com)

If your holding as a rental I suggest new LLC for each property, not by door. You don't need an LLC in the state where the property is, your would just need to register your LLC as a foreign entity,

Same thing, but need to know if its buildable and exactly what you can build on it first (ask local zoning official), get it under contract and find a builder to sell to.

I stay away from bad areas, mostly because of tenant issues. They destroy the place and impossible to get out. A good c class area with property tenant screening is my sweet spot.

Podio is what we started with, but now I use Hubspot, they have everything you would need, check them out

I've done several flips in Bergen county, I'm an agent and lender as well. NJ right now is extremely difficult to find rentals that make sense, many of my borrowers are looking out of state, there is decent inventory in the FL market.

Network! There are a lot of people out there with money and in need of deals, I did my first flip with just $2,000 of my own money, My barber of all people was interested in getting into investing and had capital, I found the deal and the rest is history. Finding great deals is the hardest part!
