Fox Construction out of Old Bridge are great, they did several properties in Bergen county for me, not cheap but they work fast and the quality is amazing.

Many of those lists are sent to so many investors, go right to the courthouse in your county, you can get the most recent list there.

Everybody gets stuck in that learning phase, mostly out of fear (happened to me). Learn how to analyze deals well, put together a plan and a team (contractors, lenders, agents ect...). Start networking and putting out offers.

We have 3 month seasoning, there are a few companies that do both loans, so if you do the rehab with them then refi with them there is no seasoning.

Both are good to start out with but the drawbacks to condo is the HOA fees and guidelines (make sure you understand the guidelines and restrictions before you proceed)

I'm an agent as well, my suggestion is to find an agent who is investor friendly, BP is a good place to start. Don't bother with big agents that have multiple listings as they will be too busy for you. I prefer a younger agent who is hungry and willing to learn and be a part of your team. I always promise the agent who finds me a deal the opportunity to list it when reno is done.
