quick way to learn, go to YouTube and listen to live cold call videos and create your own script, that's what I did!

I has almost nothing but I found a great deal and did a joint venture with an investors who provided the gap funding and another partner for experience. I had to give up 60% of the profit but I got it done and did my second one on my own. There are plenty of investors out there with money but no deal. The key to being successful in this business is networking!

Maybe consider getting a JV partner to come aboard for his higher credit, you'll get a much better rate and LTV.
