A DBA is just a fictitious name and really doesn't have anything to do with the structure of an entity, just the name (at least as far as I'm aware of). If you're planning on partnering with him, I would probably open up a new LLC with both of you as partners.

Your best chance will be with local banks, so I would recommend making a lot of calls and seeing what banks will consider. Also, if you can develop a good relationship with a bank and do multiple loans, they'll usually be more willing to do small loans. Finally, if you have more than one property, that can help as you can borrow on both and increase the total amount of the loan.

I would only charge the deposit once. But I do charge pet rent ($25/pet) per month.

The lender wants an 8 cap? Are you trying to refinance or purchase?
