It's certainly worth looking at, but there are some older houses that have been kept up great, and we're more than willing to look at those. The big thing is you just have to be aware that rehab and maintenance costs will often be higher. Dealing with things like galvanized pipes, knob and tube wiring, asbestos ceilings, lath and plaster, etc. can all be pretty expensive.

It depends on a whole host of factors, as the area and quality will effect the cap rate greatly, so we would need more info on this one.

They're both pretty rough areas, particularly 64127. They have pretty high crime rates, a lot of vacant and rundown properties and the like. There are good tenants there, but there are a lot more that won't be able to pay rent or pass a background check. And the rents usually aren't high enough to cover the added expenses unless you specialize in that area. Especially for someone investing from out of state, I would look to a nicer area.
