I would actually prefer if it went down (not like 2008 of course), but it's gotten tough to buy and it would be nice if it softened a bit, especially since we're all about buy and hold.

I think posting to socialserve.com can help find section 8 tenants and the like. I would also note that you should still have strict screening criteria. You can obviously go a bit easy on the income side, but don't go easy on the rest just because the government is paying part of or all the rent. You still want to get a quality tenant who won't wreck your unit.
