I think our biggest challenge is transitioning from a small company mindset to a mid size firm. There's a lot more systems and frameworks that you need to set up and a lot less shooting from the hip. But it's necessary if we want to grow.

Ask around at your local REIA for who other investors use, if they work for them, they likely work for you. Also, one trick I've done is do a DataQuick or ListSource search for those who've made loans on non-owner occupied properties in my area and price range. The banks on that list are obviously willing to lend on those types of properties, so it's a good start when searching for a bank.

Financially, at that price point, I don't think it's a great financial investment. But if you're living there and want to have it, I think it would make sense in that respect. Especially since it will help you out and pay for probably most of itself. But for adding value to the property, I don't think it's probably worth it.
