I lean toward getting mortgages, but it really just depends on too many things for me to be able to give you an answer; what kind of rates you can get, how much money you have, what your goals are, etc.

MLS if you can get access to it (become a real estate agent, or work with a good investor agent) is the best.

But also Craigslist for non-MLS properties, as well as Zillow, Trulia, BiggerPockets and if the REIA there should have a list of properties as well. For multifamily, Loopnet and CoStar are probably the best bet. Also, get in touch with big commercial agents and get on their email lists.

For properties that aren't being sold, there are title companies and the county databases, although they usually won't give you lists. But there are list sites like DataQuick and ListServe that can do the trick.

I don't know any hard money lender that will go 100%, and if they do, they will probably charge an arm and a leg (maybe both arms and legs since normal hard money lenders charge an arm and a leg). One I worked with a while back had a wholesale loan that was something close to 90%, I think but I believe they discontinued that program. If you can find a private lender though, you might be able to get to 100% or close at least.

I was not, but I was lucky in that I could just jump in to my father's company so I'm definitely not the norm in that regard.
