So im more of a lurker than anything around BP but I could help to notice some of these accounts closed people... Some of them were hot and heavy in here, getting into debates some bragging etc then all of a sudden accounts closed. Just an observation, wonder if most of them were just full of bs/fishing or what.

So as of now Im deciding between two PM companies, arrow equity trust and another company. The folks at Arrow have been very responsive and have actually been recommended by a few BPers. Well see how it goes. Thanks for all the input guys.

Ive checked out turn-key reviews and while I want to put trust into the reviews I wonder how many of the reviews were planted in by employees of the companies in question.
Side note, I actually started my real estate seaerch in AZ, wow, things have really changed in the last few years in regards to cashflow out there.

SO I've been through some of the old threads about KC investing and pretty much sold on it. Im now in the process of vetting out locals in the area that are familiar with working with out of state investors. Ive contacted a few realtors/PMs but communication seems to be a bit lacking. I believe that 24 hours for a response is an ample amount of time especially if its a potential new client.
My price range is<100k multi or single family ideally something that needs little or no work. look forward to any recommendations!

So this is not really a debate on whether tk is for you or not but more along the lines of what would you ask these companies? Heres what I have so far:
How long have you been in business?
How many customers are repeat buyers?
Whats the average turnover rate ( for a specific area)?
Whats the average ROI per year (I get this is very subjective)?
Is property management in house?
These are just a few, feel free to chime in and add some.

You could make a simple wordpress site and integrate one of the many plugins that are available that would do exactly what your looking for. I used to make affiliate sites for people and linking every aspect of social media together was great for SEO prupses.

I get what your saying Andy, Im ready to pull the trigger on my first buy and hold but would feel a bit safer if it was within driving distance. Im aware that many folks buy out of state but I feel that they are somewhat seasoned pros (atleast to my rookie eyes).
Thanks for the replies. I would definitely like to stay local for my first few investments but like Liz said, its very pricey out here.
Would it be better to put just the minimum down on a place or use the entire 60k as a down paymeny?
