@Cornelius Garland Great advice! Folks Don't forget about follow up! When these folks call you they may be motivated, or just probing as they can see that there situation might get worse. So qty over time, hitting them consistently if key in DMM. Also get their email and phones number when they do call so you can call them back/email/text them asking for updates on their situation. Care, Be genuine, and offer solutions and you'll start hitting home runs! 60% of my deals come from after the first call. So follow up is KEY. Another strategy starting to perk up is dropping Ringless voicemails as its a bit cheaper. Good luck!

@Cornelius Garland Completely Agree on your comments. Upwork VA's have been great. What I do in addition to telling them what to do is create a video of my computer screen and show them how to collect the information. Seems to work and there is no confusion on what you need. Skiptracing is good as well if you want to contact them directly like I do. I get their name from the County or probate or whichever list you are working on and then skip trace the names/address to get phone and emails. Usually skip tracing costs $.15 for phones and emails and is a great way to beat folks just mailing postcards to them. I use Mojo for Outbound calling. Good Luck!

Thanks for the Map as well! I looked at the Trulia Crime Map. Seems like there isn't a ton of crime in Huntsville? Or is there cross streets (ie a rectangle Area) that we should avoid?
