Thanks Melissa,  never questioned if its a good deal, only the higher end homes take longer to sell.  And as a Realtor you know that!  So All is good.  :)

I do not know any PML in Toledo. I am building up my contacts in Toledo as well. Sorry about that, I wish I could help! If I do come across someone, I will let you know. At the Toledo REIA you can stand up and say you have a deal and ask for PML's. Unfortunately those are every 2nd Tuesday of the month which is out of your time frame. I would call Anna Mills at the Toledo REIA, The phone number on the website is her cell phone (I don't want to put it here to get her spammed).

@Melissa Cunningham Sounds like a good deal. Although I have to say thats a pretty high ARV for Toledo. Have you looked at the DOM to make sure it will sell and you won't run out of money holding the property? I made that mistake and it hurts. If it falls through there is cheaper flips out there check out my link below and sign up. If there is anything I can do to help please ask. I just started in Toledo in March and bought 10 houses so far. I am selling 3 of them for cash flow reasons to other flippers. So once you do a flip be cautious and make sure you have enough $$ in the bank as holding costs are killer with HML. Good luck! Rob

Another option is to add mud to your primer as you roll it.  Use a thick roller as this give it a little bit more texture for your paneling.  I had another investor tell me this and have not done it yet.  On lower end homes he also uses this to "Paint/Primer" over wall paper.  Yes over wall paper.  It takes away some of the texture of the paper and fills in some of the gaps in it.

@Ryan Pyle  Thanks for the Stats.   I hadn't seen those before and would like to see the owner occupied as you mention.  

I agree if your homes are well maintained its not an issue, but more paperwork.

Your Comment: "I've been through swipe tests before (LMHA used to make us do them) and as long as you prep the house properly (don't let the tenants do it) you will be fine."  What company do you use to prep your houses?  Or how do you do it your self?
