I'm across the bay from you in Pinellas. I'd recommend the meeting @Doug Merriott mentioned its a great group, made up mostly of local folks from biggerpockets. I try to attend but have been consumed over the last few months with my own projects. (why am I still doing my own work?)
I also second @Brandon Turner recommendation on the podcasts. I've listened to all of them twice (I like listening to podcoasts when I drive around town) and have been invaluable.
If you're in the market for a deal, reach out to @Stephen Johnson . He's a good guy, I recently bought a duplex from him and have been very satisfied.
Lastly I'd recommend reading everything that @Ben Leybovich writes. The guy is funny and super bright.

www.cabinetstogo.com offers great knock down type cabinets that are real wood for a great price. One of the guys who started lumber liquidators started the company (I heard). a 10x10 can cost you under $2k.
We are in the process of redoing a kitchen and found a local cabinet shop that you can get a 10x10 installed with real wood and slow close drawers for $4k.

Thank you @biggerpockets! Its because of BP that I'm able to write this great story. Today I acquired doors number 3 and 4, a duplex, with the help of another BP member ( @Stephen Johnson ). I met Steve through other BP members at a local REIA meeting and he had a great wholesale opportunity. This truly was a win, win, win for the seller, myself the buyer, and Steve. There were some hiccups along the way with a seller who was out of country but we stayed patient and today we closed. I can't say enough how professional Steve was throughout the whole process. I'll be reaching out again in a few months when I'm ready for my next turn at monopoly in real life.

@amanda, Yes the one at the library. I do go to Larry's meeting at Hibachi, although I've been wrapped up with a project the last two months and haven't been.

Way to go @Amanda Sutherlin I'd love to discuss your area, I'm down in Pinellas County and I know how hard it is to find 2% deals in our area. I'd love to hear about your market, I'm very intrigued by Pasco / Hernando area. You should drive down to the meetup we do, @Doug Merriott hosts it on the first Sunday of every month.

I'm about 1 month in on my campaign and seeing consistant 5-6% response rate each week. We've sent 400 letters so far. I'm mailing to out of state absentee owners and staggering the letters so that I receive calls Monday - Friday. As promising as the response rate is, my conversion rate is at 0% for now, although I've had 3 promising leads that I haven't been able to capitalize on. I'm planning on keeping it up for 8-12 months, switching from Handwritten letters to postcards after 3 touches with the letter.
The thought that I have at this point is I haven't found someone in a bad enough position yet.

Hello BP'ers. I have an opportunity to purchase a small lot (130x115) on a major thoroughfare in my area on great terms. The lot is currently zoned residential however all adjacent property has been rezoned light industrial / commercial. The property wouldn't support a new residence and the old house is a tear down. I'm trying to determine though what the best option would be for developing this property and gaining the most yield out of the property.
We've had a huge influx of family dollar / Dollar general's going up in the area and it could be a good location for one. My other thoughst would be steel warehouse / workshop space, or self storage. Another option that I'm kicking around is self serve boat / RV parking as the area is close to residential areas. Anyone advice and opinions would be greatly appreciated.
