If a neighborhood is on the coast, near large bodies of natural water or on a river/stream, flood insurance is generally required, but not always. Just last week though, St. Pete announced the premiums were going down for flood insurance.

Finding the deal is the most critical part. If it's a real deal, it will sell. You can use county records and the internet to locate the owner. To know what to offer, use the MOA formula and then deduct the fee you want to make from there. Plenty of investors will buy at 70%. You offer using the FAR BAR As-is contract which you can find online. Give yourself at least a week for the inspection period, 2+ would be preferable. In that period find a cash buyer. Hard money buyers will probably be too complicated at first to work with. BP is a good place for this, plenty of info out there on how to find cash buyers. Assign the contract to them for an assignment fee which is the difference between what you bought it at and your asking price. Florida Association of Realtors has an assignment doc you can use...... Repeat!

Unless you're the near the water, most areas in Tampa bay don't need flood insurance. I'd be curious as to how the typical insurance rates compare to inland cities though. Most of my investors I wholesale to are putting around 30 - 40k in work for flips that don't have any huge issues. The normal big ticket items are the hvac or the roof. 

Investing out of state into Florida, especially the Tampa area due to the beaches, doesn't have anyone dragging their feet to visit their project. I mean come on, who doesn't want to write off their vacation as a business expense?

Wholesaling is a good place to start. Connect buyers and sellers. In Florida we have the beauty of being able to assign contracts, so the up front capital is minimal. I'm a wholesaler myself, if you needs any advice let me know!

Hi Jason, the Tampa area is great! Downtown is about to get a HUGE upgrade and St. Pete has been steadily growing as well. When you start looking for properties our team wholesales ~15 properties a month here in the Bay area, would love to start sending you some!
