Aweosme thread it looks like you nailed it right on the 1 percent rule witch seems good to me as your first property. I am looking at empty lots and tiny homes looks like I can get 1.5 percent or more I'll keep running numbers!

@Tom Spaeth hey very nice job here! I am looking at foreclosures today and land for sale in California. I am looking for great deals and fix and flips like the houses that need a lot of work. But seems most are just in bad shape floors and stuff.  Any tips for me going for my first flip? I will probably only have 100k of my own money so in California this may be a squeeze?

Great thread once again! I am also looking for my first set of flips. Thts right set of flips. How many houses can I flip at once with 400 or 500k cash?
