Well if you have not already done it, switch all you low-income rentals to 30 day leases ASAP as Mike and other posters mentioned.

The other thing to do is make sure your lease has a clause stating that if the police have to respond to your home more then once, the lease is automatically terminated. Now if you know that drug dealing is going on for sure, make an anonymous phone call to the police a few times and eventually they will connect the dots, if he is a big fish, if not do what Mike suggested in a round about way.

As for carrying a gun, more power to you. Just be reasonable and realistic.

I'm currently in the process of trying to find individuals whom I can borrow money from and/or partner up with to build up a rental portfolio.

My question what is the best strategy when using other peoples money when trying to buy rentals. I know I must buy them at a premium but is the best way maybe refinancing and giving the lender/partner their cut? Thanks

Hey Jeff, I'll have to find a used copy of the book you mentioned on Ebay and check it out.

I'm going through the book as of now and HomeFixers is mentioned somewhat, but I've not read any pitch pages, but as I mentioned I'm not done with the book yet.

I'm new to house flipping so the book has been helpful to me so far, as has this forum.

Thanks for the tip on the book I'm going to check it out for sure.

I'm in the process of reading this book and all I can say is wow. This book so far is one of the best books I've read on REI. Everything I've read so far is great, the book also goes into marketing and so fourth which is great.

I've read a lot of books on REI and this one so far has been jam packed with GOOD information and not fluff which is so rampant with REI books. If anyone would like I can post a review when I get done with it.

I've been brainstorming as of late on how to come up with cash for the 20% needed by banks for investing.

I thought the following might be a good ideal, hopefully someone has done this before and can shoot holes in my ideal.

You identify a property, which you purchase at a wholesale price that way there is equity right off the bat. My ideal is set the property up like a corporation with investors.

For example you have a 15 apt complex you want to purchase, but need a $100,000 for the 20% down. You would sell rights (stocks) to an investor who would put up the 20%, who would receive a certain return or maybe 10% back after 3 years.

Obviously you would own the majority of the stock, that way you can own the property and are in control of it.

My question is has anyone ever done this? If so is it legal? I mean corporations always sell stocks to raise money or start a IPO. Let me know what you think. Thanks

Hello everyone thought I'd drop a quick story about air vents. Anyway my tenants at one of my properties were telling me that the air flow in one of the rooms is very bad. So I finally get to it and took my sister's boyfriend who has experience in HVAC.

Long story short we check to make sure everything is open in the basement where the unit is located. We then check the room with the airflow problems. We pop off the register and what do we find, BABY DIAPERS AND BABY PJS blocking the airflow, which my sister's boyfriend was able to get out.

This does not include the plastic cup with spoons inside of it and other stuff still inside. Now you must know that this stuff was between a good 4-8 feet down.

The worst part I have no clue who did, maybe it was the tenants I evicted or maybe it was there when I purchased the house originally.

Lesson learned always keep your guard up. Rant off and good day to you.
