Post: Mailing list for expired MLS listings

Hello everyone, I have my friend, also realtor, emailing all the expired MLS listings in our area.

My question is what type of mailing campaign works, this being my first run at serious marketing, I was thinking of mailing a simple letter stating that I noticed that the listing has expired and that I'm a real estate investor who sells homes to buyers/investors, and that we pay cash for homes.

I will most likely gather all the info for the prospective properties and mail a letter a month for to each for 4-5 months and see what happens.

My main objective would be to wholesale/sub 2 the property, does anyone have any success with doing this or any tips because as I said this will be first major marketing campaign.

Thanks Dan, I joined my local REI club and hope to network with private lenders and so fourth.

Stupid question but what difference is there between portfolio lenders and private money? Thanks

Hey Dan, I'm basically looking for someone to put up the 20% for a down payment (plus closing cost), and I would manage the property as a rental.

I would like to purchase the properties at such a discount that I would be able to refi and get there money back to the investor.

Have you had any success with this Dan, or anyone you work with. Plus is this even realistic is this market? Thanks

I have a question for people who have been partnering up with people for deals exclusively? What type of perimeters are you using specifically for how much money should be put into the deal and how are you finding investors. Thanks

I'm looking at a house that a few doors up from and its been vacant for awhile and I feel with the sub2 and/or lease option there could be some potential profit with no real out of pocket cost.

Is there any tips you could give regarding any sub2 and/or lease option deals you have done.

Hello everyone I have a few questions for the people who use sub2 financing. When you locate a prospective property do you want to make sure that your locking up the property 70% LTV?

Also has anyone locked a house up with sub2, then used a lease option to make money up front?

P.S. I'm not sure if what I just mentioned is legal so hopefully someone can clarify it for me. Thanks alot.

I searched the forum and did not find too much info about Andy Heller's material. I was wondering if his stuff is any good, because he is giving a seminar at my local real estate club.

My 2 cents on the topic is this, I'll probably never hire a property manager, just for the sheer fact that I can manage my tenants.

With regards to maintenance there are something things i can do and there some things I can't. Can I wire a house, hell NO, so guess what I'll call different electricians and get the best quote.

Hello everyone, I was wondering what type of records everyone is keeping for the rentals. I know about rent rolls, and keeping all receipts for work done or materials etc purchased. Is there anything else I should keep.

Since it's a new year I'm trying to get everything organized, as I'm ready to purchase new properties this year.
