Hello everyone, I want send out postcards to properties over under aka properties under water. Does anyone what type of list I would need? For example I went to usadata and messed around with the list function, but there is no list for what I'm looking for exactly for.

Would searching for properties bought in 2007, make sense since it was the top of the real estate bubble? Thanks roc

When in doubt elimante! My personal opinion is that a fireplace is not a good ideal in a rental property, for one simple reason do you really want your tenants handling smoke and objects on fire?

Plus look your insurance my be higher because of it.

I'm talking to a lady who would like me to buy her house. I think she is open to owner financing since she needs this to go through.

My question is the house in question has a payoff figure of $109,000. Could I go to a back and get the mortgage for the amount, and have the seller carrying the required 20% down as a second mortgage? Thanks

I'm a big fan of VCT, especially if you put about 5 coats of wax. The floors hold up well plus if there is a problem, you can pop the problem tile out have it replaced, without replacing the whole floor.

Thanks everyone, the reason why I posted this thread was because I'm looking to buy a rental in a low income area. A wholesaler is trying to sell me the place @ a good price.

After reading the posts it got me thinking, if a rental cash flows and the place was bought a good discount, who cares about appreciation.

If your in the rental business, your main concern is cash flow. My 2 cents IMHO.

I have a question for the guys who deal in low income areas for rentals. I've been looking at some houses in a low income area, I know that the properties will cash flow but my only concern is that the homes are not appreciating at all, and the homes have actually been depreciating for the past five years.

Should this scare an investor whose main main concern is cash flow? Thanks

Hello I need advice from someone of the experienced guys here regarding an apartment building with one water main going to different units.

How do you prorate the water usage to each different unit. I'm paying for the water but have a clause in my lease stating that the water will be reviewed and additional charges will needed if there is excessive use.

My short term plan is to put individual meters from the main to each unit on my end to track the actual water use. I want to avoid going through the water company because they will probably charge 2K per unit to have an actual water meter hooked up from the street. Thanks

Is it possible or legal to wholesale a subject2 deal to an investor, where the investor will make current the loan and taxes (and wholesale fee) and in return is deeded the property. Thank you

The one rule you should remember is this about the type of gun you should carry, proper grip leads to proper sight alignment.

You can sit here and talk about this gun or that or this type of ammo, but if you cannot hold your weapon properly you are not going to be able to shoot it right.
