Good stuff everyone, the property I'm looking at should cash flow very well plus it only needs minor work. I'll let you everyone know how it goes. Best of luck.

Hello everyone I was wondering what your experiences were with using your home as collateral for assistance with getting financing from a bank.

For example my current situation is that I would need $11,000 (20% down) to get financing from the bank I usually use. I'm thinking of using one of my homes as collateral to get the down payment, in order to get the financing.

Does anyone have any similar experiences with this type of situation? Thank You

Hey Licwidsand, can post any other tips involving HML with buying and holding. This is an area that I'm interested in and actually started a thread in the investing section on the same subject. Thanks

Can anyone recommend any strategies for buying and holding if your short on cash. I'm trying to figure out alternative methods instead of using bank financing as of now. Thanks

I've been reading the forums and a lot of people are doing criminal background checks on prospective tenants. I was wondering what websites people are using to get this information. Thanks

You hit the nail on the head with this statement Scott; "Remember - If you have a good shooting stance, you are neither running fast enough nor using cover effectively."

As I mentioned before combat shooting courses if your schedule permits. I've talked to guys who shoot a lot and they recommend this course to the experienced and novice alike.

I've also noticed that a lot of the guys and gals have trained in martial arts which is fantastic, but I hate to remind people if your checking out a building in the seedy side of town and your confronted by a squatter I would not try to physically engage that person (unless your life is on the line), most likely that squatter is crazy and on some type of drugs.

The last thing I what to be doing is rolling with some crazy who might have some infectious disease for all I know. I say spray em and using the ancient art of hauling *** out of the situation.

As for weapon choice, pick something that fits your hand, then focus on the caliber, I like hollow points for the greater stopping power. There is a old saying about hand guns "proper grip leads to proper sight alignment", if you can't hold the gun right your probably not going to be able to shoot right.

As for my choice go with a glock 23, if you read around you'll find out why. The only other thing I can think of is maybe going to combat shooting course to really learn to shoot well. O I also recommend a good OC spray which can be help full with angry dogs and human, ;)

The guy who started this thread is trying to drive traffic to his website. I seen him pull the same stunt on another REI website.
