I have question for people who are buying investments properties (rentals) in other states. First off how much are you spending on a good property manager or company plus isn't a little dangerous putting your home into someone else hand that you don't know personally? Thanks

Carpet is the biggest rip off if you intend to rent. If your renting properties find the cheapest kind of carpet and go with a color that will hide stains that way your not replacing it every time you get a new tenant.

I was wondering what opinions there are on refinancing a property to get some cash in order to use it for another property. I know some are for it as soon as possible while others feel that you should leave the current financing in place if you purchased the property for the right price.

I'm not sure now about this deal because the asking price is about 10k more then I wanted and plus the owners don't want to finance the deal so I need to figure out something because I told them one price and went up another 5k so I'm going back to my original offer and see what happens. Hello everyone I'm working on deal where hopefully I might be able to get owner financing on the property since it's mortgage free.

Can anyone give me any tips with regards to dealing with owners who are going to finance a deal? I'm a little nervous too because the asking price is a little high for the amount of repairs that are needed, but I'm trying not to scare the owner with a low ball offer because I'm focused on getting him to finance the deal so I can get a low interest rate or no interest at all. Thanks

I know a handyman that might be up to the challenge of being a property manager since he was in charge of a section 8 housing complex, but I'll have to see the way things first go.
